An entire block, all on one title – what’s the problem surely?!
The challenge
A large portfolio landlord of ours was looking to refinance 6 buy to let (BTL) flats in a block of 6.
• 6 of 6 flats, so a problem to many lenders on the numbers of flats.
• 6 of 6 flats, so 100% of the block, meaning a problem on ‘exposure risk’ to many lenders.
• All on one freehold title.
• Above commercial.
The solution
After many hours of research, we found a lender who could overcome each of these issues. They specialise in multi-unit blocks, and they had one of the panel surveyors have an indicative look at the property in advance to see if the commercial would be a problem.
After thought
The key to being a broker in many cases is knowing where to look, so that the client doesn’t have to. The client was very happy as they appreciated with their own experience that this wasn’t an easy request.
