I’ve got a portfolio that needs tidying up and being made more efficient! Where do I start?
The challenge
Our client had a lovely buy to let (BTL) portfolio of various houses which all had mortgage on but were very lowly geared, and the paperwork and remortgages of so many lenders was an inconvenience. He was also missing out on access to certain lenders as he was deemed as being a portfolio landlord.
The solution
Generally speaking the mortgage rate won’t change anywhere up to 60% loan to value, so we were able to consolidate a number of the buy to let mortgages to only a few properties, leaving a large number of them unencumbered, and completely outside of most lenders’ definition of a portfolio landlord which only generally includes ‘mortgaged’ buy to lets.
As we restricted the borrowing most of his were no longer categorised as such, giving him access to lower rates with lenders who only lend to non-portfolio landlords.
It also meant he only had 3 buy to let mortgages to remortgage rather than the 8 he had before. This also in turn meant 3 lender arrangement fees each time rather than 8!
